What is Electronic Integrity/Leak Testing?

Electronic Integrity/Leak Testing is an efficient and effective non-invasive electronic test performed by our leak detection specialists. It locates the precise locations of waterproofing breaches, in order to detect the sources of leaks without damage or disruption.

This technique can also be used to find leaks in existing buildings, to guard against future liability for leaks, and to allow warranties to be issued on new buildings.

How does It Work?

By tracking the flow of safe electrical voltages over the surface of the waterproofing into the underlying construction, our technicians can accurately locate the breaches where leaks occur.

There are two types of electronic integrity testing and our leak detection specialists have both of them at their disposal and can be used individually or in combination;

  • Low voltage (wet) testing that uses a low voltage and ampage electrical pulse over the wet waterproofing surface.
  • High voltage (dry) testing that uses a stabilised high voltage and low ampage over the dry waterproofing surface.

Each technique can be used in different situations and ERC will advise accordingly on which to use.

What Can It Detect?

  • Punctures where the waterproofing has sustained damage.
  • Capillary in the waterproofing where the laps/joins have not been properly formed or have failed.

Where and When Should It Be Used?

This testing only gives accurate and reliable results where, for example, the roof, terrace, podium or car park waterproofing is exposed and accessible. It cannot be used where the waterproofing is covered - for example by paving, solar PV panels or HVAC equipment. In addition roofs with metal sheeting, asbestos or fibrous cement sheets, tiles and slates cannot be electronically tested.

Electronic testing cannot be used on all roofs, so it's important to talk to us so that you can make an informed choice! If your waterproofing is not exposed or electronic integrity testing cannot be used, then consider our leak investigation or thermal imaging services as an alternative measure.
